Past Projects Overview
The Dartnell Limited Partnership was a regulation C fund established in 2016 with a $10M cap. While the Fund may participate in other investments, it primarily purchased single family homes that were already rented and producing monthly cash flow. These assets are often referred to as “Turnkey” rentals. This fund’s portfolio or holdings are primarily in Alabama, with several properties in both Georgia and Missouri. The primary investment objective is to achieve a return from capital appreciation, as well as cash flow from rental income. The Fund has diversified its portfolio by investing in multiple residential real estate markets. It concentrates on certain property types in specific geographic markets.
Vineville Apartments - Georgia
The Vineville Apartment complex in Macon Georgia was purchased in foreclosure. It needed major renovation and and the majority of units were vacant. We oversaw the renovation of six buildings and 40 units. Many units were gutted to the studs. The extensive renovations included structural repairs, mechanical replacements, electrical and plumbing upgrades, kitchens, baths, as well as a host of cosmetic repairs. Vineville is located between historic Ingleside and the welcoming neighborhoods near Vineville and Ridge avenues. They include spacious one, two, and three bedroom floor plans at some of the best prices in Macon.
4923 Appaloosa Trail - AL
This 5,600 sq ft home in Birmingham Alabama boasts a HUGE great room designed for large gatherings and entertaining. This original 1972 home boasted linoleum floors, two tone carpet, and faux wood paneling on the walls. We gave this home a warm, traditional feel by removing walls and allowing in much needed natural light, we installed dark engineered hardwood floors, reconfigured the kitchen and added an island with white cabinets and gray quartz countertops, and all new appliances. We replaced existing windows with larger, up to code windows, and did a large renovation on the master bedroom, bath and closet; New paint, new doors, and new bathroom fixtures. The front and back yards had been neglected for decades, and we designed them to be perfectly manicured, and easy to maintain.
2495 Rigdon St - Napa, CA
This home was built in 1976 and was meticulously maintained by its original owner, but was in much need of updating. We tore down walls separating the living room, dining room, kitchen and family room, making one cohesive space. We doubled the size of the kitchen, adding a custom island, and transformed the oversized pantry in to a powder room. The master bath and closets were reconfigured to add more functional space, and were updated with new fixtures and tile. This now mid-century modern home boasts custom cabinetry in the kitchen, guest bath and laundry room, new white oak floors, modern interior doors, quartz countertops, new front and backyard landscaping and fresh white exterior paint with gray modern shutters and matching front door.
